Company Terms & Conditions

1. Client should apply for the plot on the Application form provided by the Company along with Two copies of P.P. size photograph and 10,000 taka booking money per katha. Nominee's one copy of P.P. size photograph also have to be submitted.

2. Plot value will be fixed according to the pricelist of the company. Company has the right to change the pricelist at any time. But after finishing the booking procedure of any plot, company will not change the price value of that plot.

3. For at a time paying customers, deed will be done in between the customer and company Atlantic Properties & Development  Ltd. on 150 taka non-judicial stamp after paying the whole payment and for installment customers deed will done after paying the 20% down payment of the total plot value.

4. All payments should be paid by check/cash/bank draft/pay to Atlantic Properties & Development Ltd.

5. Foriegn clients should pay the equivalent amount of money through the money exchange or by bank as follows-

6. Money receipt, that will be provided by the bank or money exchange will be counted as our money receipt. In that case, client should mention their name and file no in place of sender name, for example: Sender- Md. Shah Alam (ABC-00120)

7. For installment clients, downpayment(20% of the total land value) should be paid within a month after booking the plot and the rest of the amount could pay according to the installment schedule.

8. Company itself will establish the gas, electricity, water, drain line, telephone and other facilities according to the govt. policy and for that total cost have to be paid by the customer according to the per katha rate of the company.

9. In future, internal roads will be handed over to the municipality or the respected authorities for further development and preservation.

10. Plot will be handed over to the client after developing the project and getting the full payment. Registration will be completed after handing over the plot.

11. For plot registry and transfer, clients have to bear the charges of stamp duty, registration fee, gain tax, vat, documentation & others.

12. After booking if any client want to cancel or refund, then he or she must apply for it by a application.For final cancellation of the plot, company will cut 10% of the total paid amount as the documentation/service charge. The rest of the amount will be refund within 3 months from the approval date of the application by check.

13. After plot handing over to the clients, "Purbachal Marine City Owner’s Assocition" will be established by all the plot owners for the social development activities of the project. Every plot member will be a member of that society. There will be a welfare fund over there.

14. An alloted plot should be used in a ascertained purpose of the deed. Any kind of developments in the plot should be done according to the government policy.

15. Payment will be adjusted as per plot size when the plot will be handed over to the clients.
16. If plot handing over is late for any natural or political reason, clients should consider that for the betterment of the project.

17. If any client fails to pay the due money within the time limit, he or she will have to pay 10% extra charge for the current due amount. plot will be canceled, if any client fails to pay any installment or due amount within sixty days.

18. After plot booking if any kinds of name change is needed, for installment customers extra fee of 10,000 Taka  will have to pay and after 1 month the extra fee will be 25,000 tk. per katha. And for at a time customers extra fee of 25,000 taka will have to pay per katha anytime after plot booking.
